Project Key Features
New 10-storied affordable housing with 305,000 gross square feet. The project includes 254 residential units with 187 market rate units and 67 mix-income units. The commercial portion is planned to be approximately 40,000 gross square feet space located on the ground floor. Residents will have access to lobby, mail room, and 136 bicycle storages at the ground floor, indoor recreation space at the second floor. Other spaces include community facilities which is planned to be approximately 11,800 square feet space located at 10th floor including: lounge space, indoor fitness room, club house, media room, co-working space , and common outdoor terrace.
Sustainability Features
The project is on track to certifying with the LEED-Homes Multifamily Midrise program with a Gold rating. Whole-house building energy simulation will show 15% energy cost savings as compared with ASHRAE 90.1-2016. Among other LEED measures, low-flush and low-flow fixtures will be incorporated to reduce indoor water consumption and photovoltaics on the roof. LEED Commissioning and ENERGY STAR’s Testing and Verification Protocols will be implemented to ensure the performance of the building is as per program expectations. The project will also enroll in ENERGY STAR’s Portfolio Manager to document requisite energy utilization benchmarks post occupancy.
